From Reactive to Resilient: Smarter Maintenance for Lasting Value

Building Longevity: Smarter Maintenance for Lasting Value

Message from the President || Mark Daye, RCM

When you’re in the thick of it, as is often the case in condominium management, it’s easy to live entirely in the present tense: the service request that needs answering right now, the seasonal vendor switch, the surprise leak that upends your Friday afternoon. The day-to-day has a way of engulfing your calendar. But exceptional leadership isn’t measured by how well you fight today’s fires. It’s measured by how well you’ve prepared for tomorrow’s.

Fortunately, this issue’s focus is Building Longevity: Smarter Maintenance for Lasting Value.

Great managers (and boards) think of their properties less like a static asset and more like a living organism. An organism that breathes, ages, and needs ongoing care to remain in a good state. Every boiler room, every square metre of roof membrane, every access point is an opportunity to shine or remind! Does the main entrance welcome residents home with seasonal floral displays and clean windows? Or does it remind owners that the building is neglected and starting to show its age? Here’s the hard truth many boards learn the expensive way: waiting for things to break before you act isn’t just outdated, it’s costly. Reactive repairs drain reserve funds, test owners’ patience, and wear down buildings faster than a well-maintained property ever would. And, as we all know, they tend to arrive at the worst possible moment; Friday afternoon of a long weekend, mid-renovation or mid-budget cycle.

What’s the alternative? Proactive stewardship. Predictive technology now lets us spot wear before it becomes a failure. Disciplined preventive maintenance schedules keep small issues small. Reserve studies grounded in real, current data let boards make confident, forward-looking decisions instead of frantic reactive ones. Together, these tools flip the script, turning management teams into organized strategists who are planning years, not just weeks, ahead.

Smarter maintenance is about more than protecting structural integrity, though that matters plenty. Done well, it protects your community’s reputation, keeps condo fees stable and predictable, and quietly improves everyday life for the people who call our buildings home.

Inside this issue, you’ll find hands-on insights, a look at the technology reshaping preventive maintenance, and real-world case studies from properties putting these ideas into practice.

Whether you manage a boutique low-rise, a sprawling multi-tower complex, or group of townhomes in a small city, the underlying playbook holds: small, consistent investments now save you from large, disruptive costs later.

Thank you for the work you put into raising the standard of our industry every single day.
