ACMO Advocates for Limitations on Fire and Life Safety Liabilities

Without question, fire and life safety is a paramount responsibility for all persons charged with responsibilities under the Ontario Fire Code. Unfortunately, these responsibilities are poorly delineated, and condominium professionals can be left in a catch-22 where they are not contractually authorized to resolve violations but can be held legally responsible for them. ACMO’s Fire and Life Safety Committee is working to better define the responsibilities of Owners and Managers, educate those having jurisdiction for the issuance of violations such that they are appropriately issued in the first place, and ensure that future contracting clearly articulates both who is responsible and pathways to the resolution of fire and life safety deficiencies and violations. We stand with fire and life safety professionals who seek to protect human life. We want to ensure that all who are charged with fire and life safety understand their roles, responsibilities and work together.

From Liens to Leverage: Strategic Approaches to Maintenance Fee Recovery

Our February 20, 2026, luncheon event broke new attendance records with 559 attendees and 40 exhibitors while presenting on key economic factors driving a new collections crisis: Condoland is experiencing unprecedented maintenance fee arrears. Our educational session focused on a refresher of routine collections requirements and detailed timelines for next steps: power-of-sale proceedings. Looking ahead, Condoland can anticipate more arrears on its books for longer. Protecting the Corporation’s standing is critical in ensuring that all fees can ultimately be collected. Expansion of the CAT

ACMO is honoured to have consulted with the CAO as they consider the implications of the expansion of the Condominium Authority Tribunal (CAT). ACMO views the expansion as an opportunity to uphold consumer protection principles within the unique framework of condominium living. Democratic stability must be supported in disputes. 

Equitably Pay for Work 

Managing condominiums is hard work, and work for which Managers and Condominium Management Service Providers must be compensated. Too often, good intentions result in the expectation of unpaid work. Looking ahead, ACMO seeks to clarify the roles that professional Managers and Management Service Providers play in assisting Condominium Corporations in addressing their obligations.
