Message from the Executive Director

Smart Condos

Message from the Executive Director || Katherine Gow

As the landscape of condominium management continues to evolve, our role as stewards of these communities has never been more important. From adapting to new regulations to embracing innovative technologies, we strive to enhance residents' quality of life and ensure the sustainability of our buildings.

Looking ahead, the industry is poised for exciting advancements. Smart building technologies, energy-efficient solutions, and enhanced digital communication tools are reshaping how we manage properties and interact with residents. By staying informed and embracing these opportunities, we continue to set new standards of excellence in condominium management.

While artificial intelligence promises timesaving benefits—such as analyzing trends in building operations and energy use—professional condominium management remains a people business. AI cannot replace our ability to communicate complex problems, collaborate on solutions, and prioritize community needs. Its usefulness depends on how well we apply its limitations in service of the people we support.

We already interact with AI every day – booking dentist or car maintenance appointments. We forgive the frustration of the chatbot in minor, one-off interactions when we know we’ll interact with humans in-person. But we also test our humans by arriving at appointments having completed a full Google review of our symptoms. The same is true in the management office or at the Annual General Meeting.

So, the big questions are: 1. Will AI take my job? and 2. Will this ever help me, or am I just "feeding the beast"?

AI can't replace human thinking or empathy. But it can help us identify where attention is needed. For example, as shared at our recent ACMO Luncheon, AI can analyze handwritten mechanical reports in seconds, helping streamline maintenance. While this won't replace a resident’s lived experience, it supports objective, data-driven decisions.

The use of automation must increase. Human beings excel at finding meaning but struggle with routine tasks. We become bored, our minds wander, and we miss the thing that's right in front of us. Machines don’t. When new AI tools are introduced in Condoland, we must ask: What problem is this solving? And is it saving or stealing time. Effective implementation is critical to the usefulness of the tool. Without this integration and understanding, your team will be frustrated, and the machine will fail to deliver.

As noted at our recent ACMO Luncheon, we must consider unintended consequences. The tech industry motto, "Move fast and break things," runs counter to what condominium managers try to achieve every day. Our entire lives revolve around implementing systems that increase consistency, continuity, and predictability. We will therefore demand, on behalf of our communities that the adoption of AI is in service of the community. We will not accept the fracture of that which we have fought so hard to build.

I am proud to be part of this dynamic industry and work alongside professionals dedicated to making condominium living more seamless, efficient, and enjoyable. Together, we can create thriving communities that stand the test of time.

At the heart of our mission is a commitment to fostering strong, engaged communities. A condominium is more than just a structure—it's a home, a shared environment where neighbours come together to build lasting relationships. As we navigate governance, maintenance, and financial planning challenges, collaboration between property managers, boards, and residents remains the key to success.

Thank you for your commitment to excellence. I look forward to sharing insights, best practices, and success stories in the pages ahead.

Sincerely, Katherine Gow Executive Director
