|Tall Ships Landing – SHARED FACILITIES COMMITTEE is seeking an independent management services to manage and administer the Shared Facilities (SF) located within the 250,000 square foot, mixed-use building at 15 St. Andrew Street in Brockville Ontario.
The Shared Facilities budget is approximately one million dollars, broken down into approximately 17 cost groups, that is shared and contributed to by seven different Owners/Corporations in the building/property: Leeds Condo 41 – Residential condominium Owner (86 condominiums), Leeds Condo 42 Parking Owner (150 parking garage), the Aquatarium Owner (Public Tourist Attraction), Tall Ships Landing Development Inc. Retail Owner (shops and restaurant), Amenity Owner, Marina Owner and Owner of future Phase II and III lands.
Management of SF is restricted to only the infrastructure/systems that benefit two or more owners in accordance with the registered Shared Facilities agreement (copy available by request). SF excludes the management of the condominiums and freehold units within the building. This management is intended to be in the interest of all seven Owners, independent from the best interest of any one Owner. The successful proponent will be independent from a commercial relationship with any one of the owners and be free to look after the best interest of any one of the seven owners equally. The successful proponent, under the authority of the SF Agreement, with liaise with the respective Owner’s Managers to coordinate the SF activities.
Currently, there are two Building Operators who are contracted by SF from LSCC41 (their employer), who are familiar with the building, that are available to continue in their roles under the direction of the successful proponent.
The successful proponent will have your own property management office, with a professional property management system, all financial and administrative capabilities with preparation of all routine monthly financial & accounting work. Annual reports will be audited by an independent third-party accountant.
Responsibilities will include operation and maintenance of existing SF infrastructure and systems including the administration and financial reporting.
Association of Condominium Managers of Ontario (ACMO) and RCM designation and Provincial License are mandatory, however, if necessary SF will allow the company to obtain registration/designation within a reasonable time frame after award. Property management companies with a minimum five (5) years’ experience and demonstrated personal success in the top of their class or fields are encouraged to apply.

All inquiries received, and the answers as provided will be provided to all Proponents by way of written addendum, no later than Wednesday, November 7th at NOON without naming the source of the inquiry.
There is a MANDATORY site visit on Thursday, November 1, 2018 at 10:00 a.m. Please meet at the St. Andrew Street entrance. Paid parking is available in the St. Andrew Street parking lot directly north of Tall Ships Landing. All questions and answers from the site visit will be recorded and distributed by Friday, November 2, 2018 at NOON.
An award may be made solely on the basis of the Proposal Submission, without a meeting with the Proponent. However, one or more Proponents may be invited to attend a formal interview with the evaluation team, or to provide written clarification on their Proposal Submission
