Meeting Summary and Thank You to Minister Crawford

Members of ACMO's leadership were honoured to attend a meeting with Minister Stephen Crawford and his team to discuss important issues concerning Ontario's condominium industry on September 22, 2025.

Dear Minister Crawford and Team,

I would like to extend my sincere thanks to you and your office for the opportunity to meet and discuss our shared concerns with respect to Ontario Condominiums. It was a pleasure to speak with members of your team, specifically:
•    our shared intent to ensure a safe work environment for licensed professional managers
•    unreasonable liability and the fee of status certificates (as advised, the fee of $100 which is established by law hasn’t changed in decades)
•    a reduction of administrative burden (sending modified Status Certificates to owners at no charge instead of the required Information Certificates)

As discussed, protecting the rights of the “whole”, i.e., all owners of a condominium corporation, not just one individual, should be considered when looking at consumer protection in “Condoland”:
•    upholding each Corporation’s self-governing, elected board of directors and the Rules they implement under The Condominium Act, 1998 for the betterment of their communities
•    the Condominium Authority Tribunal has created overly burdensome administrative burden for a condominium corporation (i.e., all owners), and the lack of full cost recovery leads to increased costs born by all owners in a corporation 

As you know, in our role as licensed professionals, Condominium Managers can only administer and implement the decisions taken by the elected board.  This limits our ability to ensure safe workplaces, and further underlines why our liability must be limited (like other licensed professionals). 

It was a pleasure to engage in such a thoughtful and constructive dialogue.  We appreciated the opportunity to share the experiences of our membership, which in some cases illustrate the unintended negative consequences of well-intentioned legislation. 

We look forward to continuing this important conversation and exploring ways to support the Ministry’s activities related to Condominiums.
