About the Role
Larlyn Property Management is seeking an experienced and driven Property Manager to join our Ontario condominium management team.
This role is ideal for a CMRAO Licensed Property Manager who is confident managing their own portfolio, supporting on-site teams, and demonstrating strong leadership and accountability.
The successful candidate will be comfortable taking ownership of property operations, building strong relationships with Boards and residents, and contributing positively to the performance and development of the broader team.
Key Responsibilities
- Oversee the day-to-day operations of assigned condominium, residential, commercial, or mixed-use properties.
- Take ownership of portfolio performance and ensure operational priorities, deadlines, and commitments are followed through.
- Provide leadership and direction to administrators, site staff, maintenance personnel, and contractors supporting assigned properties.
- Build and maintain positive relationships with Boards, owners, residents, tenants, clients, and other stakeholders.
- Coordinate and monitor maintenance, repairs, preventative maintenance, and capital improvement projects.
- Conduct regular property inspections to ensure cleanliness, safety, compliance, and appropriate maintenance standards.
- Manage service contracts and relationships with vendors, contractors, and suppliers.
- Prepare, recommend, administer, and monitor operating and capital budgets.
- Review financial reports, approve invoices, and monitor condominium fees, rent collection, arrears, and property expenses as applicable.
- Prepare for and attend Board meetings, Annual General Meetings, and other meetings as required.
- Prepare regular operational and financial reports, including Monthly Manager’s Reports, for Boards, clients, and senior management.
- Respond to owner, resident, tenant, and Board inquiries, concerns, and emergency situations in a timely and professional manner.
- Ensure properties are managed in accordance with applicable legislation, health and safety requirements, governing documents, contracts, and company policies.
- Supervise, support, coach, and provide direction to assigned on-site employees.
- Support leasing, tenant retention, and occupancy objectives where applicable.
Key Qualifications
- Valid CMRAO Licence is required.
- Minimum 3–5 years of progressive property management experience.
- Demonstrated experience independently managing a portfolio with a high degree of ownership and accountability.
- Previous experience supervising, mentoring, coaching, or providing direction to employees.
- Post-secondary education in Property Management, Business Administration, Real Estate, or a related field is preferred.
- Strong knowledge of condominium and/or residential or commercial property management principles and practices.
- Working knowledge of the Condominium Act, 1998 and other applicable legislation and regulatory requirements.
- Experience with budgeting, financial reporting, expense control, and interpreting property financial information.
- Strong leadership, supervisory, and team-management abilities.
- Excellent written and verbal communication, client service, and conflict-resolution skills.
- Ability to manage multiple properties, competing priorities, and deadlines effectively.
- Proficiency with Microsoft Office applications; experience with Yardi is considered an asset.
- Valid driver's licence and reliable transportation, as required for the portfolio.
- Additional professional designations such as CPM, RPA, ARM, or RCM are considered an asset.
