General Licensed Condominium Manager
Capitalink Property Management Inc. is a ACMO 2000 citified property management firm specializing in residential, commercial, and industrial condominiums. We pride ourselves on delivering exceptional service and building lasting relationships with boards, owners, and residents.
We are currently seeking a dedicated and experienced Property Manager with a CMRAO General Licence (RCM designation preferred) to join our team. This position is ideal for a professional with a strong background in condominium management, particularly high-rise residential properties, who is committed to operational excellence and enjoys mentoring and working collaboratively with Limited Licence Managers.
Key Responsibilities:
- Manage the day-to-day operations of multiple condominium properties, with a focus on high-rise buildings.
- Act as the primary point of contact for the Board of Directors, owners, residents, contractors, and vendors.
- Prepare and present board meeting packages, budgets, and financial reports.
- Conduct regular site inspections to ensure proper maintenance and compliance.
- Coordinate maintenance and repair projects, tendering, and contract management.
- Enforce condominium rules and regulations in accordance with the Condominium Act, 1998.
- Oversee and support site staff including superintendents, cleaners, and security personnel.
- Manage resident communications and service requests in a timely and professional manner.
- Assist with preparing AGM notices, status certificates, and other legal documentation.
- Ensure timely follow-up on arrears, lien processing, and collection procedures in coordination with the accounting department.
Qualifications:
- Minimum 3 years of experiencein property management, including experience managing high-rise condominiums.
- Strong knowledge of the Condominium Act, 1998 and industry best practices.
- CMRAO General License (required) RCM (Preferred).
- Strong communication, organizational, and conflict resolution skills.
- Proficient with property management software will be an asset.
- Ability to multitask and prioritize in a fast-paced environment.
