We are a well-established and highly regarded property management firm serving premier condominium communities across the Greater Toronto Area. We are currently seeking an experienced Senior General Licensed Condominium Manager to lead the operations of a luxury condominium with commercial components in South Etobicoke.
This is a leadership role suited for a polished, confident professional who thrives in a sophisticated, service-driven environment and brings strong financial acumen and capital project expertise.
The Community
This luxury property requires a manager who understands elevated service standards, complex building systems, engaged ownership, and refined resident expectations. The successful candidate will act as a trusted advisor to the Board while ensuring seamless day-to-day operations and long-term asset protection.
Key Responsibilities
Executive & Board Leadership
- Serve as the strategic lead and primary liaison to the Board of Directors.
- Prepare comprehensive board packages, financial summaries, and operational reports.
- Provide objective, well-researched recommendations that protect the corporation’s assets and reputation.
- Ensure full compliance with the Condominium Act and governing documents.
Financial Stewardship
- Lead the preparation and management of annual operating budgets.
- Monitor monthly financial statements, analyze variances, and identify cost-saving opportunities.
- Review reserve fund studies and oversee long-term capital planning strategies.
- Maintain fiscal discipline while upholding luxury property standards.
Capital Projects & Asset Management
- Oversee major reserve fund and capital improvement projects from planning through completion.
- Draft non-technical project specifications and scope of work and coordinate competitive tendering processes, including closed bid processes.
- Work collaboratively with engineers, contractors, and consultants.
- Monitor timelines, budgets, and quality control to ensure successful execution with minimal resident disruption.
·Exceptional project planning skills including the development of detailed plans establishing scope, budgets, objectives, timelines, milestones, dependencies, metrics, and resource requirements.
·Strong understanding of engineering drawings and technical language.
Operations & Team Leadership
- Direct and support the Assistant Manager, concierge team, maintenance staff, and external vendors and coordinate simultaneously.
- Ensure the property consistently reflects cleanliness, safety, and curb appeal.
- Oversee contractor performance and enforce service-level expectations.
Owners & Residents
- Address resident inquiries and concerns with diplomacy, professionalism, and discretion.
- Enforce rules and policies consistently and respectfully.
- Maintain clear, polished written and verbal communication with owners and Board.
Qualifications
- Minimum 5 years condominium management experience; 8+ years strongly preferred, particularly within high-rise environments.
- General License in good standing (required); RCM designation strongly preferred.
- Strong critical thinking skills.
·Exceptional organizational, leadership, and problem-solving abilities.
·Experience monitoring, advising and ensuring service providers’ progress and quality of work meets contract scope and specifications.
·Proven experience managing reserve fund projects and capital improvements.
- Prefer hands-on experience with construction project management software.
- Working knowledge of high-rise building systems (mechanical, HVAC, plumbing, building envelope).
- Strong financial literacy, including budgeting, forecasting, and financial statement analysis and uses strong financial internal control practises.
- Ability and experience reviewing engineering reports, legal opinions, contracts, and reserve fund studies critically and objectively, analyze and identify inconsistencies.
- Exceptional organizational skills and ability to set priorities and stay on track
- Experience overseeing mixed-use or commercial components considered an asset.
·Reviewing and making recommendations regarding service provider bids and contracts; skilled in scheduling, budgeting, quality assurance, and trade coordination.
·High proficiency in property management software, Excel and other Microsoft Office; experience with SparcPay, Condo Control, or Condo Manager preferred.
- Exceptional professionalism, discretion, service-oriented mindset suited to a luxury environment.
Able to organize and maintain well-organized records on the computer and in hard copy
