Senior Condominium Manager

We are a well-established property management company committed to delivering exceptional service to condominium communities across the Greater Toronto Area. Our team takes pride in maintaining safe, clean, and well-managed properties while fostering strong relationships with residents and board members alike. We are currently seeking a professional and proactive Condominium Manager to oversee the operations of a unique site in Brampton, Ontario, located near Dixie and Bovaird.

Key Responsibilities:

·Manage the day-to-day operations of shared amenity entity.

·Ensure the property remains safe, clean, and well-maintained always, with a strong emphasis on risk management.

·Regular site inspections with consistent documenting and reporting.

·Supervise an onsite management team including an assistant manager, plus maintenance staff, contractors, and service providers to ensure quality work and compliance. Foster a team environment where all parties can be successful.

·Monitor budgets, track expenses, and review financial reports to ensure alignment with operational goals. Experience with “for profit” entities would be a valued asset.

·Ensure full compliance with the Condominium Act, local by-laws, and corporate regulations.

·Address resident inquiries, concerns, and complaints professionally and promptly. Responsiveness and follow through will be key to success in this role.

·Coordinate and attend board meetings, providing regular updates and guidance to the Board of Directors, with an emphasis on utilizing the Director’s time efficiently for decision making.

·Strong skills in collecting and providing proposal pricing, with spreadsheet analysis to facilitate easy decision making.

·Assist with the preparation and management of annual budgets and reserve fund studies.

·Enforce the property’s rules, regulations, and policies in a fair and consistent manner. Additionally, promoting a harmonious community environment for all residents equally will also be a key element to this role.

·Maintain clear and consistent communication with residents, staff, board members, and colleagues; including weekly updates to the Directors.

Qualifications:

·Minimum 3–5 years of experience in condominium or property management.

·Certification in Condominium Management (RCM, CMRAO License) - GL license required.

·In-depth knowledge of the Condominium Act and related legislation.

·Knowledge of ‘for profit’ entities preferred.

·Strong communication and interpersonal skills, with a customer-service mindset.

·Proven ability to manage competing priorities in a dynamic, fast-paced environment.

·Financial literacy with experience in budgeting and interpreting financial statements.

·Effective problem-solving and decision-making abilities.

·Solid understanding of building maintenance standards and contractor coordination.

·Experience managing a team/staff preferred.

·Proficient in property management software and Microsoft Office Suite.
