Job Summary
We are seeking a highly organized and experiencedProject Manager to oversee the planning, coordination, and execution of capital improvement projects, maintenance programs, and building operations for a 300-unit residential condominium. The Project Manager will work closely with the Board of Directors, property management team, contractors, and service providers to ensure the property is maintained to the highest standards. The ideal candidate will be proactive, detail-oriented, and capable of balancing multiple priorities in a condominium community environment.
Demonstratable Qualifications:
- Experience as a construction project manager, construction manager, or site supervisor overseeing projects between $100,000 and $6,000,000, with a focus on larger scale projec.t
- Strong critical thinking skills.
- Experience in preparing and/or overseeing the preparation of project scope and specifications documents.
- Ability to oversee and review legal contracts, analyze them and find errors, omissions, and terms that are not beneficial to the party being served.
- Reviewing and making recommendations regarding service provider bids and contracts.
- Skilled in scheduling, budgeting, quality assurance, and trade coordination.
- Exceptional project/portfolio planning skills including the development of detailed plans establishing scope, budgets, objectives, timelines, milestones, dependencies, metrics, and resource requirements
- Strong understanding of engineering drawings, technical language, and residential construction methods.
- Ability to manage and direct teams, subcontractors, and internal staff simultaneously.
- Prefer hands-on experience with Buildertrend or other construction project management software.
- Exceptional organizational, leadership, and problem-solving abilities.
- Excellent communication skills and customer service mindset.
- Strong attention to detail with a focus on documentation, tracking, and compliance.
- Experience monitoring, advising and ensuring service providers’ progress and quality of work meets contract scope and specifications
- Minimum 4-8 years of progressive experience in portfolio and/or project management overseeing and executing on strategic and operational projects, and leading organization change management initiatives
Education
- Project Management, or equivalent (post-graduate degree preferred).
- Proficient computer skills in Microsoft Office Suite, plus prefer experience with Smartsheet, database management, query/project management software/tools
Part Time Job Description
- Assist condominium Board in prioritizing major repairs and replacement of the condominium common elements and assets.
- Manage projects ranging from $100,000 to $6,000,000.
- Report directly to the Board of Directors.
- Manage all service projects, including services and materials.
- Work cooperatively with the Board of Directors, GPM and the onsite Property Management Team.
- Prepare and/or oversee the preparation of project scope and specifications.
- Read, understand, and make recommendations regarding building plans and specifications.
- Vet all service providers and major materials.
- Prepare and/or oversee the preparation of project contracts.
- Review and make recommendations regarding service provider bids.
- Monitor and advise regarding service providers progress and quality of work.
- Provide quality control for all projects.
- Prepare twice monthly, and more frequently as requested, reports on all projects under way and prepare personal time sheets on time spent on projects.
Compensation:
- Compensation dependent on experience, proof of personal attributes, and demonstrated past accomplishments.
- Targeted hours not to exceed 10 hours per week unless otherwise approved by the Board of Directors.
- Initial hours at beginning of employment may exceed 20 hours per week, if Board agrees to this
