RE: FAIR COMPENSATION AND LIABILITY PROTECTION FOR STATUS CERTIFICATE PREPARATION IN ONTARIO

As a condominium manager and member of the Association of Condominium Managers of Ontario (ACMO), I’m writing to request your support in updating Ontario’s outdated status certificate fee and liability framework.

Preparing a status certificate involves reviewing numerous legal and financial documents. Despite the complexity and risk involved, the $100 fee—unchanged in over 20 years—no longer reflects the effort required. Errors can result in legal claims against management firms or condominium corporations, yet professionals like engineers and lawyers involved in similar disclosures do not face comparable liability.

We’re not seeking special treatment—just fair compensation and legal clarity. ACMO members, who manage most condominiums in Ontario, are asking to increase the fee to $500 including HST, and to introduce reasonable liability limits.
